STAGE 1 | GET IN TOUCH
From your first inquiry onward, we’ll work side-by-side to see the design and build of your new home come to life. Our streamlined processes and dedicated team strive to ensure your experience is nothing short of exceptional. We’ll stay in touch through to the completion of your warranty period (and even beyond, if you like!)
STAGE 2 | LET’S TALK DESIGN
Your taste is unique and your home is deeply personal, so Refined Edge will match you with members of the team who are best suited to deliver on your vision. Our dynamic team of architects, designers and trade professionals cover off all styles, so you’ll be sure to get a design that reflects your needs down on paper – from the initial sketches to floor plans and elevations. This step covers your first design interview through to your first cost estimate.
STAGE 3 | THE PAPERWORK
Refined Edge are experts in council planning and building approval requirements, so no matter how complex or limiting the guidelines may seem, we’ll be able to liaise with your local authority to ensure your home complies. Sit tight while we prepare your detailed plans and submit them for your planning application.
STAGE 4 | PLANS AND ELEVATIONS
At this stage, we get onto your structural working drawings and Addenda based upon our generous Refined Edge specification of inclusions and finishes. Getting down to the finer details means we’re able to gather firm quotes from our established network of trades and suppliers and work up a fixed price building contract for you. Rest assured, there are no “hidden” cost overruns with Refined Edge building contracts.
STAGE 5 | PRESTART
As the building contract is signed, the fun truly begins. We’ll organise your building licence and introduce you to your site team – both in-house and on-site. These consistent points of contact will guide the smooth flow of your build from now on. They’ll be meeting with your trades and suppliers to ensure a seamless pipeline of work and materials is expertly scheduled.
STAGE 6 | LET THE CONSTRUCTION BEGIN!
At this point, we’ll get busy building your new abode. We’ll provide regular updates for clients who prefer to remain hands off, just as much as we’ll welcome you on site if the inspiration takes you!
STAGE 7 | COMPLETION AND HANDOVER
There’s nothing like handing over the keys to happy clients, who at this stage take ownership of their newly finished home.
We’ll invite you to meet us for a pre-handover inspection and pass you a client handover pack, which will be your go-to for everything about your new abode – including a certificate of occupancy, warranties and instructions for appliances and fixtures, and other documentation from service providers.
