Exploring two storey and three storey custom build window design

Careful window selection is an essential part of ensuring the best possible custom home building design.

At Refined Edge we value natural light in new homes. Understanding how to best utilise different window styles contributes to our reputation as leading luxury home builders in Perth.

Aside from the view, and aesthetics, windows contribute to airflow and light. Poorly chosen window types and less than ideal placement reduce light and impact temperature, increasing energy usage.

Understanding window design is important for 2 storey home builders—and even more so for 3 storey home builders in Perth. Extra storeys alter access to light, and our designs take this into account.

Sliding windows

Sliding windows are common, and opened by sliding in a horizontal direction. Often installed to increase airflow and light. Please note: higher floor windows must meet child resistant specifications as outlined by the Building Code of Australia.

Awning windows

Hinged at the top, awning windows open partially at the bottom. Often chosen for the highest floor, they provide needed airflow. Can be opened in sprinkling rain, without destroying interiors. Double glazed options have thermal benefits.

Louvre windows

The slatted glass design of louvres complements many architectural styles, and an angled tilt lets you control ventilation levels. Frosted louvres are bathroom favourites. Great for higher storeys, as they can be cleaned from within the home.

Picture windows

These large sealed windows embrace the view, with a minimalistic frame so as not to distract the eye. Can be used in multi-storey buildings to reduce the impression of enclosed space, and enhance appreciation of the surrounds.

Fixed windows

Sealed like a picture window, but with a bolder frame, fixed windows can prove a creative highlight. Often made with clear glass, but also suited to stained glass features. Fixed windows within the interior offer another design possibility.

Double-hung windows

Double-hung windows slide open vertically, meaning no outswing, and are popular for higher storeys. Double hung windows open at the top and the bottom, enabled by a centre sash. The ability to clean from indoors suits multiple storey builds.

Skylights

Skylights introduce natural light to the top storey of your home. They can also be vented to facilitate air flow. The placement of your skylight should take into account the journey of the sun. Be aware, Australia has limits on skylight sizes.

Roof windows

Roof windows differ from skylights in that a roof window can open, commonly in the winding style of an awning window. Care must be taken in regards to solar heat in Western Australia, which is why roof windows are generally double glazed.
